Grand Strand Real Estate Market Update: What Buyers and Sellers Need to Know

The Grand Strand real estate market continues to offer opportunities for both buyers and sellers, but conditions depend heavily on the type of property. According to the August 2026 market report, single-family homes have tighter inventory, while condo buyers have more options and greater negotiating room.

Here is what the latest market data means if you are considering buying or selling along the Grand Strand.

How Much Does It Cost to Buy a Home on the Grand Strand?

The median sales price for a single-family home was $369,900 in August 2026, while the median price for a condo was $230,000. Single-family prices increased slightly compared to last August, while condo prices remained unchanged.

The single-family median sales price rose 1.9% from $362,868 in August 2025. The average sales price increased 3.2% to $452,366.

For condos, the median sales price remained at $230,000. The average condo sales price decreased 2.8%, from $265,618 last August to $258,093 this August.

Year-to-date numbers provide another useful look at pricing. The year-to-date median sales price was $361,000 for single-family homes, down 1.1% from the same period last year. The year-to-date condo median was $232,000, a decrease of 2.5%.

These numbers show why buyers and sellers should not rely on one regional average when making a decision. Pricing can vary based on the community, property type, age, condition, location, views, amenities, and proximity to the beach. Recent comparable sales, or comps, provide a clearer picture of what a particular home or condo may be worth.

What Are Current Market Trends in Grand Strand Real Estate?

The latest numbers point to steady buyer demand, tighter single-family inventory, and a condo market with more choices. Pending sales increased for both single-family homes and condos, even as August closed sales declined.

Single-family pending sales increased 5.6% compared to August 2025, reaching 1,041. Condo pending sales rose 13.2% to 471. These increases suggest that buyers are still actively making offers across the market.

Closed sales told a different story for the month. Single-family closed sales decreased 3.2% year over year to 976, while condo closed sales declined 7.9% to 408.

The year-to-date numbers were more positive. Single-family closed sales were up 0.9%, and condo closed sales were up 6.6% compared to the same period in 2025.

New listings remained relatively steady. The market added 1,244 new single-family listings in August, down 1% year over year. Condo new listings increased 1.8% to 781.

The list-to-sale price ratio also shows that properties are generally selling close to their asking prices. Single-family sellers received an average of 97.6% of list price, while condo sellers received 96.3%.

This is not one simple seller’s market or buyer’s market. The single-family and condo segments are moving differently, and conditions may vary further by location, price range, and property features. What Is the Average Days on Market in Grand Strand?

Single-family homes sold in August spent an average of 113 days on market, while condos averaged 116 days. Both property types sold faster than they did in August 2025.

The average days on market for single-family homes declined 3.4%, from 117 days to 113 days. The improvement was even greater for condos, where days on market decreased 14.7%, from 136 days to 116 days.

Year to date, single-family homes averaged 123 days on market, unchanged from the same period last year. Condos averaged 131 days, up slightly from 130 days.

These averages do not mean every property will take nearly four months to sell. A well-priced home in good condition may attract attention much sooner, while a property priced above its comparable sales may remain available longer.

For sellers, the first few weeks on the market are important. Buyers can easily compare active listings, recent sales, features, and pricing. Starting with a price supported by local comps can help a property compete without requiring several reductions later.

At the end of August, there were 3,815 single-family homes for sale, down 3.2% from last year. The market had a 4.1-month supply of single-family inventory, compared to 4.3 months in August 2025.

The condo market had 3,284 active listings, up 0.6% year over year. Condo inventory stood at a 7.6-month supply, down from 8.1 months last August.

Months of supply helps show how quickly active listings may be absorbed at the market’s recent pace. This relationship is often described as the absorption rate. Lower inventory levels generally create more competition, while higher inventory gives buyers more properties to compare.

With 4.1 months of single-family supply, buyers may need to move quickly when the right home becomes available. The 7.6-month condo supply gives condo buyers more selection and may offer additional room to negotiate, depending on the property.

Move-up buyers may also find opportunities in this market. They can evaluate demand for their current home while comparing a broader selection of potential purchases. The key is understanding both sides of the move before making a decision.

It can be a good time to sell, especially for single-family homeowners facing lower inventory, but accurate pricing remains important. Buyers are active, yet they are also comparing listings carefully and expecting prices to reflect current conditions.
